Chimney and masonry work on buildings
Churches, apartment buildings, managed properties, restaurants and offices across Southeast Michigan. Same trade as the residential side, a different set of problems.
A building is not a big house
Most of what makes commercial work harder has nothing to do with the brick.
The usual four
There is more than one flue, and often nobody still at the building knows which appliance each one serves. The roof is flat with equipment on it, so access gets arranged rather than assumed. The work has to fit around tenants, services or a dinner rush. And somebody has to justify the spend to an owner or a board, which means it has to exist on paper with photographs attached.
We handle all four of those as part of the job rather than as an extra. The documentation in particular is not a favour, it is the thing that gets your repair approved.
Who calls us
Churches and places of worship
Tall single stacks, old brick, and a building that has to be usable on the weekend. We schedule around services.
Apartment and condo buildings
Usually several flues in one stack serving different units, and no record anywhere of which one goes where. We sort that out and write it down.
Managed and HOA properties
You need a scope your owner or board can read, a number that holds, and photographs for the file. That is most of what we hand over.
Restaurants and small retail
Work that has to happen before open or after close, because the room downstairs has to keep earning.
Offices and small commercial
Flat roofs, rooftop units, and access that has to be arranged rather than assumed. We work out the approach before we quote.
Commercial stack, cut out and repointed
The joints on this one had eroded back far enough that water was sitting in the faces. Ground out, repointed and colour matched, with the rooftop units left working the whole time.
What we do on commercial buildings
Commercial work is priced per building rather than off a table. Height, access, flue count and what is tied into each one all move the number too much to publish a useful range.
What you get from us in writing
Scope and number before anything starts
A written scope and estimate after we have been on the roof, not before. If we open something up and the job changes, you hear it before we carry on, not on the invoice.
Photographs of what we found
Every job comes back with pictures of the condition before and the work after, measured where it matters. That is what gets a repair signed off by an owner or a board.
Insurance
We carry general liability and can send a certificate of insurance naming your property before we mobilise. Ask and it comes the same day.
Terms
A deposit books the date and holds the material, with the balance due once the work is signed off. No payment before you have a scope in writing.
Send us the building
Address, roughly how many flues, and what you are seeing. Photos from the roof if anyone has been up. We will tell you whether it needs a visit and roughly what band it falls in before we schedule anything.
